Earn Cash Back When You Buy Your Next House!

You most likely found this website as part of your search for a new home in the greater Louisville area, and were intrigued when you saw an offer to earn cash back on your next purchase.  I want to assure you, it really is that simple!

First, let me explain how most Realtors get paid.  I know this is pretty basic for many of you, but indulge me for just a minute and I’ll show you how to put a piece of your agent’s sales commission into your pocket.

When a home gets listed for sale with a member of our local Louisville Board of Realtors, that agent negotiates a commission rate to sell the house.  Normally, that rate falls into the 5-7% range, but is negotiable and you will see a few different arrangements.  Once that commission has been set between the Listing Agent and Owner, the Listing Agent then decides how much of that commission they are willing to pay to a Buyer’s Agent who represents the eventual buyer of the home.  Usually, but not always, that would be half of the entire commission, so an overall 6% sales commission would get split 3% for the Listing Agent and 3% for the Buyer’s Agent.

OK, that might be interesting, but that doesn’t get you any closer to some cash in your pocket!  Let’s look at one other scenario; what happens when one Realtor calls another Realtor and refers a client to them?  Usually, the agent receiving the referral pays the agent giving the referral an agreed upon split of the eventual commission.

For example, Realtor Bob lists 123 Main Street at $300,000 with a 6% sales commission, to be split evenly with a Buyer’s Agent.  Realtor Mary has a friend who wants to buy 123 Main Street, but Mary isn’t available to help out.  So she calls Realtor Dave, who agrees to help Mary’s friend, and in exchange will send 25% of his commission to Mary upon the successful sale of the property.

In this example, when the sale of 123 Main Street is complete, Realtor Bob receives a check for $9,000 for being the Listing Agent.  Realtor Dave also receives a $9,000 check for being the Buyer’s Agent, but has to send a $2,250 check to Realtor Mary as payment for the referral.

It seems to me that the referral fee being generated in this example is a wonderful opportunity for a savvy buyer to ask for a bit of a rebate!  In the example given above, what would have happened if the buyer, Realtor Mary’s friend, had asked Mary to give her a piece of the referral fee?  Mary is free to say no.  But she is also free to say yes.  And maybe she wrote her friend a hefty check!

I am trying to make it easy on you.  If you decide you want to work with me, and skip the whole referral situation, that is fine, and I’ll write you a rebate check after the closing on your new home worth 10% of the overall Buyer’s Agent commission!  But if you want to work with one of my team of pre-screened and preferred agents, that is just fine as well, and I will still write you that check we have discussed.  Yes, you will have to sign a disclosure form to comply with all applicable rules and regulations, but it is actually very simple to set up a referral situation, even if you aren’t moving out of town!  And you will still receive 10% of the overall buyer’s side commission!  In the example above, that would be $900 back to you!
