What is the definition of a luxury home in Louisville?
Really, what is a luxury home? Everybody seems to have their own definition. A luxury home in San Diego or in Florida is a very different home than we will find here in Louisville. That is not to say that Louisville doesn't have it's fair share of large, high end homes with top notch finishes, we do. We just don't get as much attention about our high end homes as some other cities do. And the prices we pay for our high end homes here, well, they wouldn't cut it in some other markets.
I think in Louisville, if I have to set a limit for what or what doesn't constitute a luxury home, $1,000,000 should do the trick, or maybe even a little lower if you would like, down to $900,000 or so. But the fact remains that a very small percentage of homes sold every year in Louisville will be sold for prices that high.
As a matter of fact, only 20 homes have sold so far in 2009 for over one million dollars, and only 28 homes have sold in Louisville for $900,000 or more, and I am proud to note that I have participated in several of those sales.
If you are a luxury home owner and are considering an upcoming move, the first thing to know is that there simply aren't as many million dollar sales in this economic environment as there used to be. Right now, there are four time as many luxury homes on the market in Louisville as have sold so far this year! That is a horrible environment in which to be selling your house.
But that is the bad news, and there is a bit of good news out there. With the right marketing plan, it is possible to expose your luxury home to thousands of potential buyers, all without having to leave the comfort of your home and allowing strangers through at inconvenient times. With the correct marketing, combined with a thorough understanding of the market, there is no reason to expect your high end home to take any longer to sell than many lower priced homes.
